My effin renter just came up with another half assed excuse why she didnt have rent on time. I was pretty mellow with the first two excuses but now this person is trying my patience. Erica just wrote up an pending eviction letter to try to scare the money out of her. This is her first full month and she has already used up all my good side, now she can see my not so good side

! Ok I feel better, just had to vent

If this is her first FULL month and she can't pay, I would be trying my hardest to get her out as quickly as possible.

Also owning a couple of houses myself we take enough deposit to counter this kind of thing...and signed rental agreements noterized also help.....

Well, it has nothing to do with gordons, except if she dont pay that cuts into my toy money wich affects how I get to gordons. Its like the seven degrees of Keven Bacon(sp). We have a very good lease agreement and her deposit will cover her rent for the month. Wife is giving her the breach of lease notice tomorrow if not paid today. Then she has till the 9th to correct the situation and then she has till the 10th to get the eff out of my house. I hope she pays and this is a fluke but I dont have a good feeling about this one

No me gusta tenants. Especially family. Mine think that since I'm related, all their other bills come first. They don't seem to realize that every penny I make goes toward paying my mortgage, their mortgage, and fixed bills. I need their rent money to eat and go to the desert!

She has not called, I am printing the letter of intent ot evict right now. Ughhhh, I really hate this BIATCH, she has made me wait twice for over an hour while she was going to show up with my money only to call with some chicken s*** excuse. Ohh well live and let learn. Time for me to get my evictin boots on

My wife is going to the justice court today at noon to file a motion to evict, then there is a ten day period for her to file a counter. If nothing is filed the court automatically grants us right to enter and kick her ass out.
So anyone in the phoenix mesa area looking for a cheap place to live?? Close to ASU, and all major freeways.

Good luck ,if she protest this then what ? are you still left holding the bag for alot longer? I heard stories about trying to get someone out taking weeks not days!

If laws there are anything like CA, you're going to have to physically post some sort of notice on her door, calling and failing to contact her won't start your timeframes necessarily. Here, the notice we post is called a 3 Day Notice to Pay Rent or Quit...

Laws in AZ. are ALOT more pro-landlord. But I do still beleive you have to post notice 3day-pay-or-quit etc.......but I have not done business in AZ. in over 4 years, and I am no Real Estate attorney, might want to contact one strictly to handle the eviction as to avoid any lost time and rents by making a small mistake.

took pictures of the FIVE day(5 in az if you were curious) notice of forfit of payment, as well as had her sign. This was when she was still calling. Took pictures of the intent to evict being posted. A court server was paid to deliver the notice of court intervention today. I was wrong on how long it takes for the court to interviene(sp) it is 7 days untill we appear before the judge. If he sides with us then she has five days to volunarily vacate the premise. After that we have the deputy escort her off and we forcibly remove her. Hell YEAH!!!!!!! So all in all it will take us about 1 month if everything goes to plan.

yeah i know i have been there once but the damn heat is what keeps me away. when it finally gets cool to enjoy out there then its desert season.

Well went to the judge today and he ruled in our favor. Issued the forcible detainer and now she has till the 25th to voluntarily move. On the 25th if she hasnt complied then we get a writ of restitution and the constable comes and forcibly removes all persons and thier possesions. I swear this has to be the shorted termed renter in history. moved in on the 19th of last month and evicted the 19th of this month. WOW. Im not going to pursue any of the awarded money she owes us. Just cut my losses and walk away from this one.

Last update, well the constable went by on tuesday and gave her the notice to vacate in 24 hours. She then packed up and left, so I know she has been down this road before. The house was in decent condition but smells like smoke so we will be applying some fresh coats of paint to get rid of that. We cleaned for about two hours yesterday and she cleaned up good. . I will post some pics here when I get a chance.
Anyone know someone looking for a good starter place it beats the hell out of an apartment for 750 a month

This ain't CA where people will pay way too much for anything and everything.
My current house is a 2 bedroom 1600sqft and I'm paying $650 a month - and I'm paying too much based on what similar houses go for here in Yuma at the time I moved in. But the owner is a friend so get side benefits and he dosn't care if I have several projects going on that take up the whole back yard. Before this I was in a 2 bedroom house of similar size and was only paying $550 a month, but it didn't have a fenced yard or a garage.
The first house I lived in here in Yuma was a HUGE 3 bedroom 2 story house with a finished basement, giant living room, giant family room, 2 fireplaces, big two car garage with a large storage room, separate laundry room, big dining room we used as an office large fenced yard with a separately fenced pool......it was nice. Rent was $900 a month. With three people living there we still had an open bedroom (I took the basement it was bigger and cooler than the 3rd room!) only had to pay $300 each per month and it was big enough we never had problems getting on each others nerves.
Still quite a few 3-4 bedroom houses available down here in the $1000-$1200 a month range with pools. I just can't find enough roommates to pull it off

Cali is great I own a rental unit that has a 2 bed 1bath about 890 sq ft rear house no garage or driveway to park. I get $1050 month and I could get more if I was greedy.
