When are they going to be ready to occupy?

Closed escrow on the land late last week, we are anticipating approximately 9 months for the plans to be approved by the city (could be earlier) and around 12-14 months for construction.
 
Ok who is the POC? SSSS ok but can't come on here and flash some titties and not expect No one to throw some dollar bills at em.

We are taking 10,000.00 deposits at the SSSS with 75% due when the plans are approved. Balance upon completion.

9 months for plans to be approved is one thing but it will be a lot longer for permits.

And don’t forget what we were calling Imperial County’s 30 permits a few years ago. What was happening when we did work there was about once a month they would find another permit that needed to be paid for.
The inspector always found something and it wasn’t that the work wasn’t up to code it just didn’t fall under all the permits they already had. They nickeled and domed the GC to death and would slow the job down to a crawl every month and this project had a schedule set in stone

The contractor is a well known local and he estimated 9 months for permits. I have no experience in building out there and can only rely on the experts that were chosen and are partners on the project.
 
Seems like the location is ideal for California folks. Not so much for people coming from AZ. And even the the south county ca peeps will have to drive 20+ miles into town.
Guess all ya need is to fill the units. Not for everyone but not designed for everyone either.
 
Good location, that lot has been on the market for awhile, the old owner was smart in keeping the corner lot zoned for a possible gas station, etc.

Nice that will have a straight shot entrance off of W. G Street, should help the 80 foot plus pusher guys get into the lot.

Curious what the HOA monthly, insurance and the taxes will be? Not to mention the cost per unit.

Will solar be allowed for your unit? Those AC units will be working overtime in the summer heat keeping your prevost cool.
