Yes, the POA Document has the Agents (Daughter) legal current address. If it was an old POA document the address could be a previous, but not the case in yore situation.

Another way is Google and various online people finder services, a name, phone number and City/State is all you really need to get a person's information these days.
 
Being a "nice" Landlord only gets you so far. I wouldn't do it.

You need to stay within the law and keep everything documented.

I was a "nice" Landlord to someone here on the board. He trashed my Condo (dirt stains across all of the walls as high as his kids could reach, carpet ruined and all rooms left with trash) and he never offered to help get it rentable after he moved back in with his Mom. Cost me a lot of time and money... and he was a "friend".

When "survival" kicks in... all consideration for you and what this house is to you, is gone on their end.

You need to develop a SOP for removing tenants, good or bad.
