I have been looking at St George for awhile, I no longer can afford it, $800k for a tract home now.  The prices there are going through the roof with all the retired Ca folks moving there.

We look in Prescott 2017-2019, started looking in Saint George 2018-2020, market was changing so fast we ended buying a tad north a year ago, I was super concerned about loosing value in our home in Ca in the meantime but we just sold it to a friend off market for 100k more than it would of sold a year ago and we are staying here rent free for 6 months... Anywhere within a days drive of Ca is skyrocketing. I can leave my Ut house at 6am and have lunch with my daughter in Pasadena, I think that's the draw.

Where we bought 500K would have gotten you a nice spread a year ago. Not now.

  3. Hottest market in the US. We looked in dixie springs but the homes were too close together for us. May have better luck in Ivins, La Verkin, Toquerville or even Kanab. All 4 were on the list but we bought a tad further north. The whole Saint George area reminds me of Temecula / Murrieta as far as the infrastructure has not kept up with the growth. A customer just rented in Washington, had to come up with a 10K deposit to secure a rental home...

How much trailer weight can you put on it?  Interested to see interior pics. Not even looking at motorhomes but my interest is peaked.

Only have a couple messy pics I snapped the night before a 24hr time trial in Borrego Springs last November right after we got there. I'll get better ones soon.

Which outfit did you rent with? We'll be up there this weekend and looking to hit trails on Friday

Thunder Mountain. We did the 3hr PM ride, perfect length for everyone. Don't get too disappointed at first with the power, they do the Can Am (ski-doo) key swap after they know you can ride.

I have lingering symptoms and this week it 2 years. Some things still don't smell or taste right, I still deal with fatigue issues as well. Being tired I can cope with but the taste/smell thing just sucks!

That does suck, my wife had a Traumatic Brain Injury a year ago, a week in ICU, headaches, memory issues, it effected her frontal lobe. If you ask her, the worse part is that she will not be able to taste or smell again.

Even if they total it, you can usually buy it back w/ a salvage title.  If the damage amount is less than the current value of the truck, they will go the repair route.  Just keep in mind parts are scarce, and body shops are way behind.

This is what I would look at. You can buy it back for pennies on the dollar and usually come out ahead after repairs.

I work in the auto parts business. I work for a manufacturer though. The auto zones, o'reilly's, etc. are bottom tier garbage parts.  You can get good replacement parts there sometimes that may last but they aren't up to OEM specifications and often fail quickly. Reman parts are even worse. The warranty is generally figured in to the cost. People will often buy the cheaper part with a warranty verses the OEM part that costs twice as much if not more. The cheap parts manufacturers make it up by lack of quality control. Labor is expensive and by cutting out some quality checkpoints, the manufacturer can save some money and is able to sell a cheaper part.

Last I heard, Napa was still selling high quality replacement parts. Advanced Auto also did though I don't know if they are even still in business. Generally, if you see a company deliver to a local shop, the parts are of good quality. The shop has to honor their own warranty and won't waste labor installing a part twice if they can help it.

Very true, I buy oil, filters, grease, cleaners etc from auto zone, oreillys etc, if a part can leave me stranded its OEM or NAPA.

Fake news. I’d hit 110mph 6 gear pinned for miles at a time racing the old 250r.

The old wives tale was don't hold it wide open then chop the throttle off (no fuel/oil suddenly at high rpm).

Holy crap, that R must have been one hell of a build!

We had a 2 stroke blow this week.  It clatters like crazy....rod bearing?

Anyways, some of the folk around camp said that the driver blew it up because he didnt periodically let.off the gas and that you need to do this on a 2-stroke.

You ever heard of such a thing?

I ride a modern one (fuel injection) but I still find myself hitting the kill switch a couple seconds every once in a while while holding wide open. Old habits are hard to break and I don't want to seize up at speed.
