    I have replaced the filter housing (DE) once,  Three times I have had to replace the DE filter screens. I cannot tell you how many times I ave re-plumbed the intake and output side of the pump.  Got to a point I would by 3 or 4 complete set ups at Lowes.  In the last two years I have re-built the pump motor and replaced the O-rings around the back wash valve. I cant tell you how many times I have to taken this apart and fixed one thing to only walk out the next day and find something else.

    Right now the back wash valve is leaking at the top by the handle, The pump and impeller connection is leaking and the intake side of the pump is also leaking.  I can replace all of this stuff, actually I have it just doesn't last for more than a few months. 

     

     

    If you're constantly getting leaks at the inlet and outlet of your pump your doing something wrong. The fittings you thread into the inlet and outlet can't just be regular schedule 40 plastic. You need to use some type of HD heat treated material. They have Hi-temp unions you can use, or you can use Schedule 80 CPVC. Also, if you let the pump run dry for more than a few minutes, it gets hotter than crap. That will screw up your connections and cause leaks

  2. Don't know your personal situation, but if you can wait, I would do so. Right now is not a good time. Everyone and his brother wants to put in a pool right now. Contractors are all booked and charging a premium, equipment and materials are almost impossible to get, and if you can get it, the price of everything is through the roof.

    pool furniture, every article of clothing u can imagine, every food item u can imagine.

  4. People get replacement windows and frequently they spend way too much time worrying about the quality of the new windows and not enough about the quality of the window INSTALL. When they put the "drop in" replacement windows in a stucco house, your only water seal around the new window is a bead of caulk essentially that they put behind the outer flashing/frame of the window where it meets the stucco. You need to make sure they use a really good quality long lasting product for the caulking and that they grind the stucco if needed to make sure the window sits tight against the stucco all they way around. 

    How do I know? years ago hired some guys to do some of our windows and the douches put them in with nothing but a thin bead of latex caulk around them for a seal. Within a few years they were leaking. Had to pull them all out myself and redo them.

     

  5. Due to the Covid foreclosure/eviction protections and people not paying their mortgage/rent, there is a huge percentage of houses across the nation that are in some stage of foreclosure. Way higher than even in 2008. What happens when the protections are lifted and the mortgage companies can really start foreclosing? Will those people simply pony up the back money they owe? Or will there be a big round of foreclosures like 2008? I'm waiting to see.
