    I think the GTX vs GTU difference is the rear width. The GTX is 97-98” wide and has 3” rear bypass shocks.  The GTU is 3-4” wider and has 3.5” rear bypass shocks. I have a GTX and love it, it fits in my stacker trailer without changing rear tires.

    Agreed!  If you wait for a  “perfect” weather forecast you’ll never go. Go and have fun, the forecasts are wrong more than right.

  4. $400-$450/ft. Could be more depending on site work, mountain lot, etc.

    I occasionally do pads for builders in PV and Scottsdale.

    There are tons of luxury builders that work the north side of the valley  Find a builder that has experience in the community you choose. They will know the HOA’s and chit that can slow the build down.
