Yes, we're staying way ahead of the curve. Plumbing Fixtures have already been chosen. So have all the appliances. Garage Doors have to get ordered today because the Industry is going crazy with "PRICE INCREASES"
The plumber brought out his Excavator yesterday to the site. Bringing his pipe today. Supposed to rain this weekend so he'll start trenching and laying the pipe Monday. Pretty Cool how that works. They set all the pipes, fill with water. City comes by for an inspection / pressure test etc..... Builder will leave water in pipes for the entire pour of the foundation and Frame of the house. Definitely want to catch any leaks before the concrete dry's.
The attached photo is our Trash Pump. This dude pumps 330 gals a minute . It ROCKS. The creek rises all the way to our back property line when it Rains like crazy. Lake level rises. Guess how the pond got filled? Peace
I've been in the window and door business for over 20 years and I have some strong feelings about Pella's aluminum clad/wood windows. Send me a private message if your interested in more information on aluminum clad/wood windows and doors.

Just an FYI....Don't wait until you're framed up to order windows and doors. Most manufacturers are 2 months out minimum.

this is exactly true. I can only make assumptions that the original window is what is actually leaking, but I dont know how that works or what to do to fix it. Im guessing rip all of everything out & start over. if that is the case, then I want it done before I paint the house... I wish I knew exactly where its leaking. Ive done some research on how stucco windows are installed & based on what is happening, I think the water barrier in the old window has failed. the way these get put in, I dont see how any of the "replacement windows" can truly keep water out the stucco gets saturated after 3 days of rain, it siphons down through the stucco, hits the new window & gets channeled into the house. (which is what is happening with this & the location of the window allows that to happen. Im guessing all of them could potentially do the same thing, but with the eve's & patio, they dont get wet enough.... but this is supposition on my part. as Ive implied/said, this is a larger project than I would like to take on.

Ok, this is what I was figuring might be happening. I think knowing that the replacement needs to be removed and the original window needs to come out, this should help in people here to give you the correct recommendation. You don't need a replacement window company, you need a contractor.

Is it a replacement window as in the old aluminum frame is still installed and the replacement window is sitting on the old window frame bumped up to your stucco? I'm just wondering what exactly is leaking.

California Fair Act Plan was what I was told too but was also told it's not cheap.

To help with the quick answer. If you want to buy the market always has a cycle so go ahead and buy just realize you may need to stay there for a while. More importantly if you are a financed buyer I suggest buying and taking advantage of low rates. In my opinion its ok to purchase with todays higher price at a low rate as long as you have a safe/fixed low rate loan. If you are a cash buyer then my suggestion could be to wait it out. If you are buying down in value then its probably ok either way.

Yea, my property taxes will definitely increase. On another note, I'm also hearing nightmare stories regarding homeowners insurance when you're in a firezone which the house I'm looking at is in.

What's everyone's thoughts on the current real estate market? I'm considering buying a new house here in San Diego and I realize that I'm buying high but I'm also selling high. How are we all feeling about the economy and the future direction of the housing market. Curious to get the thoughts of all you real estate ballers.
