28ft box stacker trailer. 98 inch rear door opening 11 ft 3 in inside height. 16 ft lift,. air compressor with reel, G load range tires, 75 gallon fuel station, very clean and extremely well-built high-end stacker trailer. Roof access available and walk on roof. Hydraulic front Jack. Two winches one for rear door one for loading vehicles. LED lights inside and out. I fit a full size sand car and four seat Can-Am on the lift. I am the second owner previous owner put two hot rods. This is no normal trailer. Smooth sides for sure no seams either. all the walls are. 3/4 marine plywood coated in fiberglass. Just got detailed and buffed out. I have tmobile on my phone and it works pretty good on Gecko.  I do have a cell phone booster.(directional antenna is a must for great service, otherwise hit or miss)  I put the card in my very very good cellular router and used it all the way up to Idaho and it worked for us great.  ATT in my router works amazing on Gecko. During Pres weekend and new years.  I was getting 50mbs down and we were streaming 3 shows at once.  Yes the carrier makes a big difference but the routers I sell are is the game changer.  I have always had internet in the dunes once I switch to this new router.  At $550 it is amazing.  Next week won't be a big weeekend but I am testing out my Tmobile in the router to see if it is close to ATT.  I will have my ATT card with me as well. I will be on Gecko more than likey on pad 2.5

I don't mind towing at all in my truck but the DP towing a 28ft stacker loaded sucks.  If there is wind it is insane.  My trailer is 106 wide and my butt has puckered more than once driving down the 78,  I have seen my stacker 2ft off the side of the road coming down the 78 and it can flip easy. very narrow roads with NO shoulder.  Idaho drive wasn't my fav.  Driving 9 hours takes a told when you have all your stuff loaded with the whole family.  being 78ft long also sucks getting into a gas station and in general getting around blows.  I miss the Toter home.  that was 75 mph one handed with the stacker.  I just set the cruse at 63.  I really don't care if people are behind me I can't do anything about it.  I move over as soon as I can but some hills are only 35mph.  I once towed up a 10% grade.  1 gear at 10mph.  Up and down .  Wife looked it up as we were going and it said the most dangerous road in America.  Opps wrong turn and couldn't turn around had to go up the 10%

lots of places to check out.  I know a lot of peeps like the east side.   I love the north side. down by i -17 and carefree hwy.    99th and deer valley nice area too.  bigger lots Most all the school districts suck so look at charter schools,  Great Hearts, BASIC, and a few other good charter schools out there. My kids are in Great Hearts and we love the school.  they only online schooled for 2 months rest was in school learning. Also no Core Math. but like I said there are many good schools. 

That is one big tank.   I would for sure put some baffles in there.  Just make some slices and tig some baffles in there. not a big deal. put enough of them in but I am talking to you.  It will be over done and solid. about time you are getting rid of those fuel jugs.

I have two small plates for both of my sand cars.  OHV from AZ is not valid in CA.  We all need to have a non resident sticker this year.

That doesn't matter at all for the 1031.  you can 1031 personal houses, raw land, investment properties. Well that is to my knowledge. I have done all three

Have use exchangeresource.com.  they were very easy to deal with.  I think it was about 1500 in fees. last one I did a few years ago. they are in San Diego 619.528.4290

Also make sure you are going to keep the new property for awhile.  you need to keep the new one for 2 years. if you are not going to keep long term just pay up now while capital gain are still low.  when you sell buckle up because you get hit. ask me how I know.   ouch.

That seems really cheap for an intek they quoted me 115 for a 28 ft

Give universal a call. I just picked up a new 28-footer 106 wide. My half ton towed it to discount tire without a problem. Was told it was about under 9500 pounds

I look and see what compressor it is and buy a good compressor in the cheapest unit so far.  I have bought some expensive units and more hassle than the cheapest I could find.I buy them all on ebay shipped to my door. 2 ton for a 3 car garage  I would think would be just fine.  My 30x60 shop has a 2.5 ton and keeps if cool and warm in the winter. 

they make units that are wall hung,  ceiling cassette, and ductless units.   All the head units need a line set (1/4 copper,3/8copper and 4to 6 wire cord) also need a drain line run from inside unit.  You can put more than one indoor unit on a outdoor compressor if you buy a multi room setup.  But the OP said he needed one for his garage.  Just get a simple wall hanging unit run the lines yourself and you will wonder why it took you so long to buy one. under 900 bucks shipped to your door off ebay.
