What's the 8 Grand in general liability?

The owner wanted a "job specific" policy. If a contractor has a million dollar general liability policy, and he gets sued by a client and wins, then there's only X amount left to cover any defects on a different project. If you pay extra for a job specific policy then your project will always be covered by the full amount.

  2. One thing people need to realize is that the cost to build a house , especially a new one, does not increase in price by the same metric. In other words. a 3000sq' house does not cost 1/3rd more than a 2000sq'house, 4000sq' is not twice as much etc. Its much less. That's why I never would use price per sq' when people ask. too many variables.

What was the permit, architect and engineering cost on that example?

I'd guess about 50-60k. This was just  first round numbers to put together a rough bid based on plans. Cost ended up being about 200k more with changes and extra costs from Covid (Lumber virtually tripled)

Yikes! I would love to be able to keep it under that. Our current house in riverside is around a million and we bought it for just over half that in 2016, fixed it up and added a pool. We have a half acre right now but it’s in an HOA and across the street from an elementary school. Not even allowed to park my trailer on it due to the HOA.  There’s a lot in the county area close to us that’s an acre and they’re asking 325 . Mind you they bought it in 2019 for 150… and did nothing to it. If build cost is that high, I’d be way over the $1m mark. Hard to justify when we are at 2.625 and I’m comfortable with the payment.

Yeah I am amazed how quickly costs add up. Here's a spreadsheet I did for a house I built last year. 2900sq' new house on the water. Other than a elevator, not a lot of bells and whistles. I worked out a cash deal and lowered my rate. This will give a lot of you guys some idea how it all adds up.

  5. I build new custom homes, big remodels, and commercial projects in North Orange County/ South LA area. Granted, Riverside prices should be a little less than where I build, but I couldn't build much anything for less than $1,000,000

  7. I've said from day one that I don't believe in mandates either, but reading comprehension is clearly not yore strong suit (almost like you bumped yore head). Funny how yore biggest supporter proudly touts his cerebral damage and extreme obesity. Ought to tell you something...  That said, I only wear masks when asked. I go out of my way to eat and shop where masks are not required, but when necessary, I'll wear one and  don't bitch and moan like a little liberal snowflake.  I respect private business owners in that way, and don't pretend to be a tough guy know it all like you. Unlike you. I also keep myself in shape so I've never really been afraid of Covid any more than a common cold. I used to think you were alright, but your constant personal attacks have gotten old.

I believe the Joke is the fact there is a mandate to wear a face covering that is made of anything. I got my vaccine.....complied and then they mandated a useless practice for political theatre....If you wanna run around in your Hello Kitty Mask like a little Karen telling others what to do....Go for it......as you say regarding staying on topic......... well....there you go again.........contributing NOTHING.

My tread was about the absolute INSANITY that is taking place. Double Mask up with all your friends.....You , Gavin and Garsetti can take turns holding your breath.....I honestly think its a lack of oxygen that is making you this way............. You gotta be one of the most miserable people I have ever encountered.......

Let it go.......just breathe.......You may find it helpful!!!

    Have a good night peaches!

These are the sports "heroes" we need to have more of and read more about.

There are so many of these guys out there but the media seems to always focus on the idiots and those that feel the need to run their mouth.

Great reminder that there are good guys like this.

Exactly. I pretty much stopped watching football and basketball a few years back because of all the BLM political crap. Good people like this need to be saluted.

I used the first article as reference of what every single news media org, gov official and gov org claimed for months on end.

The second article is an opinion, so what?

It shows the sentiment and attitude of the main stream media during early 2021.

    I dont understand your point?

I am not using these references as evidence of data, I am using them as evidence of what was being published on main stream media and pedaled through the internet and social media for months on end.

My bad. I thought you were referencing those articles as if they were evidence of some sort. I don't think anyone has questioned the medias bias and lies.

For all the guys talking about getting through the Vid, glad you guys and your families are on the mend.

As stated earlier, it seems there is no rhyme or reason to it.

The coming years developments and how history reflects on this time is going be interesting.

I'm already seeing news articles slamming the shutdowns in the beginning to show data they actually caused more deaths in other areas or people's personal lives. For example delayed health checkups, depression, hypertension leading the heart disease caused by stress etc.

I think the saddest part of the whole thing and the largest segment affected will the research showing how terrible children years 5-18 and college aged adults in school.

This population will be stunted in many ways in my opinion.

I'm going to have to deal with this soon as my kids are 2 and 4.

Another one is The Red Hot Chili Peppers.

Hillel Slovak, their original guitarist deg of a heroin overdose.  After that They got John Frusciante who was only 18.  The rise to fame was too much and due to the Chilli Pepper lifestyle, he got addicted to heroin too.  He has gone back to the Chili Peppers a few times.  Mainly always citing the heavy schedule and touring as not healthy for him.  After John Frusciante's first departure, they brought on Dave Navarro.  Their album with him didn't do as well and they blamed him and fired him.  In the end since Navarro was already famous with Jane's Addiction and drugs, they claim the departure was mutual.  Then they got John Frusciante back and treated him better.

Funny, they have had a few drummers but Chad Smith has been their mainstay and no issues there.

Anthony Kiedis is a self admitted, long term drug addict.  Flea kept his drug addiction very private but I think we all knew anyway.  Dude has always looked like a meth head ready to pop.  He's very talented though.  I think we can all agree their issues are self-induced drug issues.

You missed a whole decade of another guitarist . Klinghoffer replaced Frusciante in 2008 and they brought back Frusciante in 2019. Kinda sad how they let him go. Dude was the most humble, understanding guy in interviews after getting canned.

Interesting, here was the first hit on Google. Im sure theres more, and boatloads more after that that have already been scrubbed from the net. https://www.nytimes.com/2020/12/13/learning/what-does-95-effective-mean-teaching-the-math-of-vaccine-efficacy.html

This simply refers to the Pfizer trials and claims by taking the vaccine, you have a 95% chance of not getting Covid.

This was literally shouted from the rooftops by everybody for months and months.

Where is this huge rock you live under?

    ETA:

Dug around a little (clicked 5 more links) and found this goldmine.

    USA TODAY: https://www.usatoday.com/story/opinion/2021/02/12/all-covid-vaccines-stop-death-severe-illness-column/6709455002/

They havent scrubbed everything. Some of these articles are comedy.

The first article you posted was basically an explanation as to how a couple of company's performed their trial tests and what the results mean in clear terms. The second article was in the "opinion" portion of the paper. Its commentary, it's literally someone's "opinion". It means no more or less than any opinions that have been shared here.

I'm a little confused by this statement, you were quoted a few posts up saying there is volumes of evidence supporting the claim that the vax helps. Please don't take this as an attack, as I'm as confused as the next guy about all the false claims and a little happy about the possibility of a change in stance?

Edited to say I  missed a later post regarding the same thing I asked... back to our regularly scheduled programming

Haha. Bro, I've said over and over and over again that I don't claim to have the answers. Someone made a statement that there was NO evidence of of the vaccine helping under any circumstance, and I know that's not true. The evidence/stats might be false, trumped up, and complete BS, but to claim that would require "evidence" contradicting what I posted. Not the typical emotional, baseless claims with zero evidence to back it up. When i engage in these discussions, I want to learn something. I'm not looking to shove my opinion down anyone's throat. I'm not sure why so many people get so butthurt when people disagree with them.

  16. You guys are a trip! I get asked for evidence, I state that most of you won't accept it anyway but ok I'll go down that rabbit hole, and you don't disappoint. I openly say that I don't know the truth. I'm just as skeptical as everyone else here, but at some point how about someone on the (if you get vaxed you're a Effing idiot crowd) produce evidence? I get the skepticism, but living through an Alex Jones , everything is a conspiracy world doesn't seem very enlightening either. BTW. Lets not forget that these vaccines were developed under the President that most of us voted for...

This is a very wishy washy grey area. The majority of people that get Covid have or had very minor symptoms. That was before a vaccine was even available....

Where is the clear data that the vaccine helps make your symptoms less severe? And is that data coming from the same people that said the vaccine will stop people from catching or spreading Covid?

I don't know. Nothings clear anymore.

Then stop being a coward and post your "facts". This should be interesting... My guess is that you'll come up with some BS as to why its not worth your time or?  Come on big guy, prove me wrong.
