didn't have much planned starting last night. work on the kids bathroom since they are both in college and its past time for damage/cleaning repair on that poor place.

get a call at 1130pm last night from a tenant at an airbnb. some loud noise buzzing and can't sleep, well me either cause you freaking called. get up get dressed drive 30 mins to it and on the way call the fire alarm company. any alarms? yes someone in room 24 took the bedroom smoke detector off and put it back on within a minute. 

I get there mad as hell, can't reset it, go bang on their door, noone answers, keep banging and fixing to call the cops so they can witness the entry. some he/she answers the door, and i lay into it, about removing the smoke detector. that dumb a@# says well I was going to take a hot shower so I removed it. dumbest excuse I've ever heard. i need to enter to see it, so i go in, there's rose petals all over the place and some chick in bed. Now mind you this person who answered looked all of 14 and a girl trying to be a guy. 

So I march in remove the smoke detector and reinstall it correctly, go back down 3 flights of stairs to ensure the fire panel has reset, it has, so I go back up, beat on the door again and tell them we will be adding my 250.00 charge for coming out on this. I'm so sorry sir, I didn't know that would happen. get home about 1245am.

Go back today to look at a microwave not working. Walk in, pretty hot spanish lady speaks little english. I say I need to check the breaker first, she says ok, I go to slide the bathroom door open and WOOOOOOOOOOOOOO GRANDMAS buck naked in the shower, bent over, probably 75 years old, starts spouting some gibberish, so I close the door and said breakers ok, let me go grab a microwave LMMFAO.

I'm telling you that place is a mess.

i went from 150k a year to 48 for a state job.  everything was paid for except house so i was able to do it. For 21 years I never had a weekend, any holiday off other than vacation and then I had 4 weeks and would burn 2 just to make labor. the deal breaker was I couldn't even take a lunch to watch my 5yr old play soccer at the Ymca leauge on my lunch break without some vp or dm calling blowing my phone up. My DM had decided to office in my store. So I said eff it im done. I walked into his office and said Im resigning effective immediately. He said your one of the best I have man, I need you to stay. I told him had you told me that ONE time in the past year we wouldn't be having this talk. Never before did they not march you out the front door, take your keys and you were done. Oh hell he said can you give me a 3 week notice and work it all out? Seriously? I was hoping to walk out today and have 2 weeks off. But i worked my 2 weeks. when it was all over albertsons sold out, didn't give 2 chits about me. 

I started mowing lawns on the side, which exploded into a monster for me being a solo operator. Started it so my son could make some money and he was probably 9 at the time lol. He rode the zero turn and can cut with the best of them.

I lasted at the state for 8 years until i was recruited away and have been here 9 years.

IT IS DOABLE, depends on how bad you want it.

my first trike was an 82 250r and i thought this things crazy. then i bought a banshee in 1990  lol. miss that trike, it put me thru hell and damn near killed me

nice, i don't think i can handle a quad any more, it kills my back lol

Im 56, work a full time career, mow lawns on the side, and manage rental properties/shopping malls. I work about 90 hours a week, sometimes more sometimes less. 

but i do what it takes to get the job done. I came up working for skaggs, albertsons in grocery retail. It was expected of you to do what is needed when its time.

If you wanted your job you did it. 

Good luck man, i don't know how you owners do it. I know you can't do it all yourself, but what does a guy do.

he said ww2 while I was fighting the damn germans. when I came home I quit about 1945.

They said how long ago was that.

he said about 50 years ago or so. dr. said well I doubt thats what caused it!!

but what he had was normally seen in smokers.

There are usually 4 persons at the gym when I show up at 3:45am.  I was 1 of 2 this morning.  I left at 5:55am and I was still 1 of 3.  Typically, there are 20 people or so by this time.

hopefully we are past this. I take care of some rental properties and so far I have:

1 no heat, no parts, because of mlk day can't next day air, sso it will be thursday at earliest for parts. tried to buy a new furnace and rob parts, nope none of those either.

2 no hot water call. wait for it to thaw, one lady calls i have no hot water and we both have covid..........see ya when it thaws then!!

1 blown out garbage disposal so water leaked from front to back of the duplex, 

1 commercial unit, 3500sf, both heaters took a dump, so I go up there before my day job and after i get off and refill the kerosene torpedo heater just to keep it from freezing

my houses heater was out, bad gas valve and frozen condensate line, tore out 15ft of frozen pvc and replaced

wife calls me at lunch, I was doing laundry and the washer backed up all over the place. she just had knee replacement so shes limited on what she can do.

okc is at 9 degrees right now lol.

buddies working on his 84 250r in his garage. buddy shows up hey let me ride it. No back brakes aren't working. I'll take it easy just first gear. next thing you know WFO down the street, got excited, forgot no breaks, hits a curb and launches said trike into a brick swimming pool retaining wall, totals the trike. then tries to sue my buddy!

less than a year later he had saved up for a 86 250 r, and:

 kid was in air force. my buddies sisters boyfriend. We are riding at the river. he says hey man let me ride your bike. I have a street bike (and we knew that). He said hell what's the worst that can happen, its the river. Kid jumps on the 3 wheeler, WFO into the ONLY POLE on the river bed, messes him up bad. had to load him in a truck to haul him to ER.

He wasn't wearing a helmet! Air force supposedly booted him for that.

He never learned to not let people ride your stuff lol!!! both dudes were really messed up

one of the first things i put on mine was a safecraft fire suppression set up. i've always had fire extinguishers but feared if i couldn't get to one, i'd literally be toast.

my son's oline personal trainer played for him at the patriots. said belichick got so mad at him one time he fired him on the spot, then called him the next day and said get your a## back here lol. He said he did that to me twice, but he said I'd run thru fire for that guy!

like a good neighbor state farm is there!

my buddy flipped end over end 3 times on his, state farm paid out no questions asked, just drop it off where you want and let us know how much.

a guy i work for on the side has been buying up single family homes, and is self financing. Mostly hispanics are buying with large cash deposits down. owner finance, they take it as is and hasn't had one default yet. 

hell they are all tradesmen, i've seen them brick houses, do ornamental iron fences, completely rehab the insides, so he figures worst case i get it back in better shape than i sold it lol.

he has quite a few. they can't qualify any other way, but always have large cash for the down.

i think he's getting 25-30k down cash, 

desert and 10" snow don't normally jive lol.
