i have an 18yr old and we just finished talking about how scared I am for her now. Back in the 80s we did alot of crazy stuff and never thought about the type of things that happen today.

I have alot of sleepless nights when she's not home I tell ya. and that's one of my worst fears right there.  I don't watch the news, just check online for the weather and the other day I stumbled across the story where they are still trying to find who killed the girl here in oklahoma like 10 years ago and cut her up and put her in a duffle bag.

I bet her parents are scared to death. I sure hope she's safe and nothing happens to her.

In a similar situation.  My 17 year old works late and comes home late. Even have a couple girls in college. Told them if a man wants to take you you will be surprised on how powerless you feel. Flat out told them if they want to take jiu jitsu I'll pay for it.  Don't wanna see how far I would go if something happened to them.

Hope things turn out for this family. Had a high school friend that went through something like this.  Lucky the girl just turned up a day or so later.

  2. This looks professional.  Probably overkill the full length of the frontage but now you can park or use the full frontage.

Just a thought on the concrete replacement. I'd go with pavers. Give it kind of a nicer look only for that entrance.

    Again solid work so far.

  3. Have any kids? What about schools?

I live off crismon and southern. "Gated" community.  I use that term loosely. Easy freeway access. Lots of rentals in my hood. It's decent enough. Queentucky would be my next bet. If you can handle holier than though Gilbert have at it. Plenty of good peeps there but the vibe is off.

Have a buddy with a dope house in Augusta Ranch but it's larger than you probably want as well as probably on the higher price to rent.

There used to be a ditch before development of the property. The ditch had to go away for me to connect to the street. If I kept the ditch in place, have you ever driven a motorhome across a ditch? Talk about Rockin and Rollin. Peace

My question is what did your Civil grading and drainage plans say?

In AZ you must receive water from the natural location and then it must exit in the natural location.

    I dunno about Texas.

If you end up having to install the culvert you could go class V rgrcp pipe. And basically poor the driveway back directly on the pipe. The ends could be depressed a bit. Only thing is that will create standing water. Could dig down and do like 36" of riprap to get the water down into the soil and not visual pound above ground.

Still looks like a mess.  I'd consult your civil engineer or talk to a local one prior to getting with the city inspector.

Can't believe I had never heard of this. Inspired by the true story of corporate greed. Don't want to spoil it so I am leaving the percentage blank. They tell you at the end of the movie. Crazy!

Looks like it's on Amazon Prime. Will try it out. Just watching the trailer makes me hate people even more.

Water availability is on my mind but on the flipside of it all, the county wouldn't be issuing building and well permits if there was an imminent danger of running out of ground water. You have to trust the local governments decisions regarding these things, most municipalities and such do the right thing for everyone around here. Not all government entities are crooked.

The state has already put a hold on any new lots of over 5 in quantity that do not have some form of approved water rights with the property.  Water rights are usually approved with a 50 year promise that the water company will supply water. They are already having concerns with that forecast, hence the pause on new lot permits.   The work around are these "build to rent" homes, mobile parks, or apartments thay are just 1 lot and still getting a pass.

Regardless, what is now being done is recharge basins where they are drilling holes, basically like wells, that will help recharge the under ground aquifers.

It is something to think about for sure but the state is somewhat making moves to mitigate the long term effects.

I'm more worried about electricity.  My BIL helps "buy energy" for SRP. The shenanigans that thre AZ commission is pulling with SRP to force them to go green is gonna absolutely increase costs to the consumer that are unheard of.

Yah, can't wait for that bill...  However, the antivenom for bark scorpions is made from horse plasma.  One question I thought was weird prior to them giving it to me was if I was allergic to horses.  It made sense when I got home and researched.

I wasn't in a position to say no.  I was at the highest level of reactionary symptoms.  But, the docs all but refused, blaming cost.  My GF had to call our insurance Co. before they would do it.  We had to all but beg them give it to me.  I was on hour 8 of neurological breakdown...almost total numbness, but with hyper sensitivity in some areas.  Violent muscle spasms and convulsions.  Near blindness from extreme nystagmus.. With reactions as bad as mine, heart failure is a real possibility.

The antivenom took the muscle spasms/convulsions away in under 20 minutes.  At about the 45 minute mark I could read a text message at normal font.  Around an hour and a half I was getting discharge papers.

"Typical" bark scorpion reactions are local burning and possible swelling for 2-3 hours.  Maybe some numbness...

Damn bro... sounds like used up another one of your 9 lives.   We use the HD one. Works just fine. Have used a shoe to a torch to brake/carb cleaner to kill them. Good luck on your quest. I always find them by my grill along my back wall.

Funny you say that, our SoCal beaches are already infested with Zoners that cant handle the heat they claim they love.  LMAO!   Enjoy YORE summer

Tell me about it. 1st year in like 10 years we are not doing Huntington beach over the 4th.  So fun to drive home watching the thermometer to go from high 60s to high 1 teens...  biggest thing is getting fuel in Eddington.  You open that door and the hear wave hits you. You are like hell I am back.. lol

  9. I agree on getting the HVAC system cleaned.  I wouldn't worry about washing the walls so much or even going with a primer. BUT I would KILZ all the walls, ceilings baseboard, and doors. They have a latex and non latex version. Latex would be fine unless you want to drop a little extra coin for the non latex. On spray it's more toxic. Once dried you are good. Might even consider spraying the concrete floors if it's bad. Biggest concern would be the cabinetry.  If you are replacing them. Cool. If not, might consider KILZing them as well and getting them painted. See if they can KILZ the insides as that isn't typical on a repaint.

Or just start smoking...... I'm kidding....

    Ps don't forget the garage...

I fixed it for you.  You do realize that the GOP in DC put not ONE but TWO TRAITORS  as Trumps Chief of staff to ACTIVELY undermine his presidency???????  Think about that..... they ACTIVELY  worked against EVERYTHING he tried to do... then say again how it was Trumps fault he didn't get MORE done.

While I don't disagree, my point is the guy came in too hard. He did warn us, but there were times he could have came in and instead of trying to be the bully just deal with the situation instead of inflaming it.

Still waiting for that suppressor ban to be revoked....
